A whole world to choose from

Despite the crisis, any potential Russian buyer can find attractive housing on foreign property markets, and even raise money through such acquisitions. Ekaterina Spiridonova, CEO of the “Jutta-Consulting” company is surely convinced about that.

The company will present properties located in a variety of countries on the INFOREAL exhibition, which will be held in St. Petersburg on February 27-28.

- Today, a typical Russian buyer gathers all possible information, not only before making an actual purchase abroad, but already at the first stage – while choosing the market. Which countries are worth a closer look for Russians today, and why?
- Given the
global economic situation, we offer those countries and properties that meet current market demands. Currently, Bulgaria and Spain are the countries most popular among Russian buyers of foreign housing. They are widely discussed in the mass media and on various seminars. That said, the necessary information is not always available when dealing with other markets that our company operates on.  

Take Greecefor example - a country severely hit by the financial crisis, which has however remained quite attractive for Russian tourists. Resting there is comfortable and diverse – it’s not just lying on the beach. That’s why Russians buy Greek properties exactly with leisure purposes. Today, when developers are forced to make unprecedented discounts, an apartment in Greece may be easily acquired for as low as 80 thousand euro. Moreover, this apartment won’t need any additional investments: you can move in immediately after purchase.

Another relatively inexpensive resort destination is Montenegro. Average apartment prices there start from 90-100 thousand euro. Relaxed visa requirements allow the customers to spend as much time in acquired apartments and houses as they like. Most commonly Russians buy housing on the Adriatic Sea for personal use. Although buying commercial space for future business is not uncommon also.
 
- Unfortunately, some of our compatriots
simply do not have such a sum, and are willing to spend, let’s say, 40-50 thousand euro. What markets would you recommend them?

- Firstly, it’s Egypt. This is also a famous tourist destination, but local property is much cheaper. Besides buying an apartment will give you the opportunity to obtain a residence permit, which will allow you to stay in this sunny country for as long as you wish.

The second option, which I would like to recommend is Turkey. One can say that buying Turkish housing today has the best price to quality ratio. The ownership of Turkish property also offers you the opportunity to obtain a residence permit. Moreover, you are simple required to get a permit in order to be able to purchase property legally. Again, Turkey, just as Egypt and Greece, attracts thousands of Russian tourists every year.
 
- And what about Western Europe? It’s understood, property is more expensive there...
- Of course, prices for real estate on French Cote d'Azur or the Costa Brava in Spain can by no means be compared with Egyptian, but housing in Western Europe, possibly the safest region in the world doesn’t come cheap. Switzerland is a favorite tourist destination for many Russians, however, not that many Russians can afford local property.

Although, affordable properties may still be found in Western Europe, for example in Calabria, the developing area of Italy. Prices in the region are comparable with the ones in Turkey or Bulgaria. However, if you're interested in classical Italy with its ancient cities of Tuscany, Liguria, prestigious beaches, and pristine Alpine lakes, you should consider northern parts of the country. These regions are also popular among Russians - those who are ready to buy expensive property. For example, an apartment on Como Lake, may be purchased for 180 thousand euro.

Finland is a country of particular interest for the citizens of St. Petersburg. It attracts them not only by geographic proximity, but also due to high-quality infrastructure, completely safe living conditions and of course prices. A country house there you can be bought cheaper than in the Leningrad region.

- Do Russians buy overseas property with speculative purposes? Does it really work in the current economic conditions?
- No doubt. For example, very interesting and promising options for investment - apartment houses – are offered in Germany today. These are leased-out apartment buildings, which are simply transferred in your ownership. We'll elaborate on this method of investment on our seminar at the INFOREAL exhibition.
